Smaller Rural Markets: Use the Averages Carefully

McDade, Paige, Red Rock and Rosanky have much smaller samples than Bastrop, Cedar Creek, Elgin and Smithville. That makes their averages much more sensitive to individual acreage, ranch or luxury properties. McDade has only eight active properties; Red Rock also has eight; Rosanky has six; and Paige has 19. A single multimillion-dollar listing can move a town's average dramatically.

That effect is especially visible in Paige, where the active average is $839,799 but the inventory includes a $5.7 million property. In Red Rock, only eight active listings produce a $636,375 average and 277-day average market time. Those figures are useful as a snapshot, but they should not be treated as a typical-home valuation.

Hays County continues to show why a single countywide average can hide very different local housing markets. The current residential report on AustinBestAgent.com shows 1,852 active properties at an average list price of $628,053, while 499 properties are under contract at an average list price of $523,094. Buyers have meaningful inventory to compare, but pricing and market pace vary sharply from one Hays County community to another.

Properties under contract average $523,094, or about $210 per square foot, with an average of 123 days on market. The lower average price of the under-contract inventory compared with the active inventory suggests that the homes currently attracting buyers are, as a group, priced below the county's active-listing average. Buda and Kyle: More Inventory at Lower Average Price Points

Buda has 416 active residential properties with an average list price of $397,789 and 76 average days on market. Its 144 under-contract properties average $392,408. The active and under-contract price averages are close, making Buda one of the more balanced-looking markets in this comparison.

Kyle has the largest active inventory of the five highlighted cities, with 564 active properties averaging $382,085. Its 154 under-contract properties average $402,060. Kyle's under-contract average is actually higher than its active average, although the under-contract group shows a longer 142-day average market time. For buyers looking south of Austin, Kyle offers a large selection and a substantially lower average list price than the county overall.

Dripping Springs and Wimberley: Hays County's Higher-Price Markets

Dripping Springs stands apart with 233 active properties averaging $1,203,614 and $396 per square foot. The 69 under-contract properties average $767,660. The gap between active and under-contract average prices is significant and reflects the area's broad range of properties, including higher-end homes and acreage-oriented inventory.

Wimberley also sits well above the county average, with 193 active properties averaging $1,001,555 and $381 per square foot. Only 20 properties are shown under contract, but those properties average $748,344 and just 77 days on market. Wimberley's active inventory averages 157 days on market, the longest of the five cities highlighted here, reinforcing the importance of evaluating individual property type, location, acreage and price rather than relying only on a citywide average.

San Marcos: A Middle Ground in the County

San Marcos has 359 active residential properties averaging $467,464, or $215 per square foot, with an average 105 days on market. Its 80 under-contract properties average $383,973. San Marcos occupies a middle position in this group: its average pricing is above Buda and Kyle but substantially below Dripping Springs and Wimberley.

What This Means for Hays County Buyers

Buyers should resist treating “Hays County” as one market. A buyer comparing Kyle with Dripping Springs or Wimberley is looking at dramatically different price structures, property types and market times. The current inventory creates opportunities to compare homes carefully, negotiate where appropriate and use days on market as one signal of seller motivation. But a longer market time does not automatically mean a property is overpriced—luxury homes, acreage and unusual properties naturally can require more time to find the right buyer.
